House Values Project

Purpose: Students are to access the Internet to search for housing prices in Seattle and compare the prices to the number of square feet found in the living area. A linear equation will be derived from this data on a coordinate plane using a best fit method.


Instructions:

Use the links at the bottom of this page for collect data on current homes for sale and present a list of "comparables" for appraisal of your home. Remember the homes should be within 10 miles of the target home if possible and have very similar attributes and size.
On a spreadsheet make a list of 6 "comparables" that include these things:

  • Square Feet of home
  • Price of home
  • Amount of bedrooms and bathrooms
  • Address of home
  • An image of the house could be cool too, not necessary

Use the Square Feet and Price to generate a linear regression line from a scatter plot created by inserting a chart on Excel. Use this equation to calculate the price of your target home. On a word document include these items:
Please make appropriate headings and format to present to a potential client. (don't forget your name)

  • Your target homes square feet and address. (picture too if you like)
  • The price that Zillow says your target home is currently worth.
  • The price that Redfin says your target home is currently worth.
  • The price that your linear regression equation estimates your target home's value.
  • Copy and paste the spread sheet data.
  • Copy and past the graph from the regression line.

Then, at the bottom of the document, please answer two questions:
1) Give an interpretation of the slope in the linear equation that you derived? (use your specific numbers with words, like "for every square foot, the price changes by...")
2) What does the y-intercept represent? (again a sentence using your specific numbers)

Submit your final project when you are done. (on Moodle for Seattle Academy)

Finally, as a conclusion. What site has a closer esitmate, Redfin or Zillow? Which site do you trust more? Which site, in your opinion, was easier to navigate and use?
